Do I need a lawyer for a commercial lease in Colorado?
While Colorado law doesn’t require a lawyer for a commercial lease, most business owners benefit from legal review before signing — especially because commercial leases are heavily negotiable and typically favor the landlord by default.
A business attorney can:
Negotiate rent escalations, abatements, tenant improvements and NNNs
Flag personal guaranty risks and maintenance and repair obligations
Highlight concerning provisions regarding security deposits, contingencies on permitting or licensure, and use limitations
Address assignment and exit rights if the business grows or relocates
RZA Legal represents both commercial tenants and landlords across a wide range of industries, helping clients understand what they’re agreeing to before the lease becomes a long-term liability.
Before committing to paying a million or more over the life of your lease, pay less than 1% of that to be sure it won't be a deal that can have potentially devestating consequences down the road.
Can RZA Legal help with buying a commercial building for my business?
100%. Working with a commercial real estate attorney to review the purchase contract, coordinate, prepare or review due diligence, and ensure the deal structure aligns with business and tax goals is crucial to limiting risk in the deal.
The attorneys at RZA Legal regularly help business owners purchase commercial buildings they plan to occupy or hold as investments. This includes reviewing/preparing/negotiating letters of intent, purchase agreements, and seller financing, coordinating with lenders, and advising on entity structure — especially when the real estate is owned separately from the operating business.
Having legal counsel early can help avoid zoning issues, title problems, financing surprises, and long-term ownership headaches.
